乙方:

為推動廊坊園林綠化工程施工規范化管理,避免經營性虧損,經雙方協商一致,就施工管理交接事宜達成以下協議:

一、管理人員交接:

1、乙方制定《管理人員應付工資表》交給甲方。由乙方協調原項目部各專業對口的管理人員與在月日前與項目總監主持下的新項目班子做工作交接,填寫《工作交接表》,經現任項目經理確認、工程總監簽字認可,到中林藝公司辦理薪資結算手續;

2、愿意繼續被聘用的管理人員與項目新管理班子重新簽訂《項目聘用協議書》,接受新管理班子的績效考核;

二、施工現場的交接

1、乙方制定《供應商應付款一覽表》,由乙方協調各專業分包隊伍與項目總監管理下的新項目班子“一對一”交接,完成現場技術交底,施工現場交底,簽訂《項目交接協議》取得《項目結算書》,經新項目經理確認,工程總監簽字同意,與中林藝辦理結算手續;

2、辦完結算手續的供應商或勞務分包,愿意繼續合作,與新項目部重新簽訂合作合同;

三、辦公及其他固定資產的交接

1、乙方將價值元的辦公用品月日一次性移交給甲方,詳見《辦公用品清單》;

2、涉及工人吃、住、行的固定資產,乙方與月日一次性交接,詳見《開辦費交接清單》。涉及各種押金、投標保證金等憑證同時移交給新項目管理班子簽收;

四、春節前的費用結算

乙方配合新項目部辦完現場各項交接及春節前的增項洽商手續,收到春節前報給甲方的進度款萬元到帳后,參照新項目部審核結果,與中林藝辦理結算手續;

五、乙方利益保證

參照雙方原合同的相關條款,乙方主持管理工作期間,春節前完成的工程量部分,達到雙方約定的,必須保證合同總價款30%毛利率的管理目標,在乙方零資金投入情況下,甲方保證乙方合同純利潤部分30%的分成權益,此權益在春節前工程量最終核算無虧損的條件下,甲方按純利潤部分30%的分成比例一次性支付給乙方;

六、繼續投資

1、甲方按照“春節前工程量獨立盈虧核算、算賬責任到人”的管理原則,清算節前工程量的成本、利潤,并對《節前整改工程量清單》產生的虧損計入春節前工程量的本利核算,乙方應該全程予以配合;

2、甲方對新工程量重新追加投資萬元,確保工程項目順利完工。乙方不再介入新工程量部分的利潤分配,甲方繼續聘請乙方參與項目管理,利益分配方式另議;

七、此協議雙方簽字生效,與原合同無順延關系,雙方結算以此為準。未盡事宜,雙方協商決定;

第三篇:工程部交接班制度

交接班制度管理規定

一、交接班人員應填寫交接班記錄。經雙方確認后后所發生的一切問題應由接班人員負責。

二、認真填寫交接班運行記錄,內容包括當班情況、 所巡設備狀況,設備存在的故障描述及處理情況,尚存待需解決的問題。

三、交接值班所用通訊設備、工具、鑰匙及與當值有關的其他物品。

四、交接未完成的工作或上級指令。

五、接班對交班的工作有不清楚、物品缺少或交接不清楚的,接班人員需問清楚、甚至可以不接班,但必須協助交班查清或查找。

六、交接班時如遇正在排除設備故障,應由交班人員為主,接班人員為輔繼續處理,直至解決問題或告一段落后方可辦理交接班事宜。

七、遇接班人員未能按時到崗,當班人員應繼續職守,并報告上級領導。

八、遇接班人員酗酒醉態或情緒不正常時,交班人員應拒絕交班并上報上級領導。

1、 SUMMARY 總則

In order to safeguard Hotel interests and the bodily safety of any "Would Be" guests, No guest "Sleeping in" the Hotel Rooms until the following testing has been carried out successfully . All tests are to be carried out at the convenience of, and to the satisfaction of, and witnessed by our Hotel Management. That testing would include selected staff from Hotel Eng the Owners Engineers and the Suppliers Eng. Pls see as follows:

為了保障酒店的利益和客人的生命安全, 在以下系統沒有測試成功,并且測試結果令人滿意下不要接收酒店。所有系統在方便的時候進行測試,必須有酒店管理層員工做見證。測試應該由酒店總部工程師、酒店工程師、業主工程師、供應商工程師參加。具體如下:

1. All installed Fire equipment must be individually tested and its operation demonstrated to Hotel Security & Eng Staff. This includes( but is not limited to ) all Detection equipment, Indicator Panels & Sub Panels and All control devices on water systems ( Hoses, Sprinklers, Pumps etc) and Kitchen and Plant room fire protection systems. After their successful testing an official fire equipment test certificate must be issued & signed by all parties.

This is to ensure there are no blocked or locked escape routes and to ensure all lighting of such routes is fully operational and served by Normal Power and Emergency power.

All services must be under the control of Hotel staff. Gas, Electric power (Normal & Emergency), water (quality and pressure)...etc must all be to the satisfaction of the Hotel management.

opening schedule:

一般正常的酒店開業日程安排

1. In certain areas, After the equipment installation and the decoration had been completed, equipment system had been tested and got authority commission/licenses so that can be used for actual operational test which all parties agree. Then Hotel carry Official inspection that will take 3-5days.,both side engineers should check the site together. 該區域的設備安裝調試、裝潢已經完成 ,功能已完全具備 .各種許可證件已經完成,通過相關權威部門驗收后。在建設方和酒店方都同意的情況下進行的交接前檢查 一般在完工后雙方共同現場檢查需要 3-5天進行。

2. All the defects identified should be rectified within a clear reasonable target date by Project. Normally 7-10days 發現的問題由建設方負責在商定的期限內整改 .一般需要7-10天。

3. After rectified and equipment system can be used for further actual operation which all parties agree. Hotel can take Official handover (transfer)meanwhile Project arrange the general clean to make sure there will be no construction garbage in Hotel. That will take 1-3days. 進行整改后的檢查,其中如該區域的整改完成功能已完全具備在建設方和酒店方都同意的情況下進行的管理責任的交接并由業主方安排進行開荒清潔和大清潔。還有問題的區域需要進行下一次整改。一般需要 1-3天。

4. After transfer, if more defects are found due to installation quality, decoration quality or product quality, Project side will still take charge of the rectification. Then Hotel carry the deep clean, setup, operation, service Simulation. That will take 5-7days. 酒店接收后,若發現施工質量,安裝質量及產品質量問題,仍由建設方負責整改員工需要對酒店進行深度清潔,布置酒店用品,員工進行熟悉操作酒店設施,由員工扮演客人進行服務模擬,一般需要 5-7天。

5. Then Hotel can soft open and arrange grand open. So after construction completed, Hotel still need at least 30days to prepare soft opening. 然后酒店可以進行試營業,并安排時間準備正式開業??傊频耆客旯ず筮€需 要至少30天來準備酒店經營開業。

REFRIGERATION EQUIPMENT 制冷設備

After pressure testing the system will be evacuated to the satisfaction of the Engineer before charging with refrigerant. 壓力試驗后在充填制冷劑之前系統應該排空

Contractor equipment should consist of : 測試儀器應包括 : High capacity compressor to evacuate system down to 95kpa absolute. 大功率壓縮機排空系統在 95kpa以下

High vacuum pump to further evacuate to 340kpa absolute. Accurate gauges are essential. 大功率真空泵進一步排空系統至 340kpa,配備流量計

First evacuation for 4 hours.Evac. break by dry Nitrogen. 第一次排空 4小時

Second evacuation for3 hours.Evac break by dry Nitrogen 第二次排空 3小時

Compressor recharged with clean dry oil. 壓縮機使用清潔的干燥油

Change all drier materials / cartriges. 替換所有干的材料

Third evacuation 2 hours / recharge dry refrigerant. 第三次排空 2小時,再加入干燥冷媒 COOLING TOWERS / CONDENSORS. 冷卻塔/冷凝裝置

(a) Verify Nameplate Data. 核實銘牌數據

(b) Confirm pipe size for Flow required. 確認管徑尺寸符合流量要求

(c) Check Cooling Tower sump level / make up valve. 檢查冷卻塔集水坑水位 /補水閥

(j) Ensure min. 6m clearance / free space around cooling towers. 確保冷卻塔周圍至少 6米范圍凈空

PIPING SYSTEMS 管網系統

(a) Ensure system has been flushed, free of leaks, hydrostatically tested, and vented. 確保系統已進行沖洗 ,無泄漏,已經過水壓測試 ,已排空

(b) Ensure all strainers have been cleaned. 確保所有的濾網清潔

(c) Check pressure reducing valves are all operational. 檢查減壓閥處于工作狀態

(d) Confirm location and settings of all safety / relief valves. 確認所有安全 /溢流閥的安裝及就位正確

(e) Ensure all auto / manual valves in open position. 確認所有的自動 /手動閥門已處于開啟狀態 (f) Verify all water levels are correct. 校核水位正確

(g) Ensure all testing measuring points are accessible. 確保所有的測試點適當可行

(h) Confirm provision for measuring temperatures and pressures ,flow rates. 確認已做好測試所需的溫度 ,壓力及流速準備

TESTING AND BALANCING PROCEDURES FOR AIR SYSTEM. 空氣系統的測試和平衡程序

General Air.

(a) Confirm all air systems are in order for testing, ie. All ceilings in place, all doors / windows shut. 確認測試時間內所有的空氣系統已準備 ,吊頂封閉 ,所有門窗關閉

(b) Ensure all Auto systems in OFF position 確認所有的自動系統在關閉狀態

(c) Set up system for MAXIMUM Air Flow Load Condition. 設置系統在空氣流量最大值時的狀態

(d) Ensure all dampers in open position, supply return, exhaust, and sequentially start system fans. 確保所有的風閥處于開啟狀態 ,送回風 ,排風和足夠的系統啟動風扇

(e) Check all fan speeds and ampere readings, correct any anomaly immediately. 檢查所有風機速度和安培表讀數 ,及時糾正任何異常

(f) Confirm all fans in system are running, previous tests will confirm air supply / exhaust. 確認系統中所有的風扇運行 ,前面的測試結果將確保送風和排風

(g) Confirm readings for positive / negative pressure. (POSITIVE PRESSURE REQUIRED) 確認讀數,正壓/負壓 (要求是正壓 )

(h) Ensure supply / return system is fully operational. (Supply---Return Path) 確保送風和排風系統完全處于正常運行狀態 (送風/回風路徑 )

(i) Ensure design air volume is achieved by fan motors. (PITOT TUBE—ANEMOMETER ) 確保風扇運行能夠達到設計要求的風量 (皮托管式風力計)

(j) Should reading fall below 10% of design, recheck system and correct. 讀數低于設計量的 10%,重新檢查系統并核對

(k) Check air volume (cfm) drawn out by exhaust fan. 檢查排風扇的排風量

(l) Should readings be to design specifications, record all rpm,amps,suction static pressure,fan discharge static pressure. 分類記錄所有數據 :轉數,電流,吸入壓力及風壓等 (m) Survey system to ensure exhaust does not restrict supply and circulation is correct. 測量系統是否能夠確保進風時不受排風影響且循環正確

(n) Should restriction exist, exhaust must be balanced prior to balance to supply system. The system is balanced when supply/exhaust value of air quantity of every inlet/outlet is measured and found to be within 10% of design specifications. 一旦出現影響因素 ,排風一定要優于進風系統保證平衡 ;每個進出口測得的送排風量均在設計要求的 10% 以內,視為系統平衡

SUPPLY AIR SYSTEM 送風系統

(a) With PITOT TUBES carry out traverses on all main branch ducts to confirm design air distribution. Correct any anomalies found. 用皮托管測量所有主要風管的截面風量以確保設計風量分布 ,如發現異常應及時糾正

(b) Adjust dampers in main ducts to approx. values required. 調整主要風管風閥以達到設計風量

(c) Measure and record readings of air flow at all terminals. 測試并記錄所有終端的風速讀數

(d) Correct any imbalance found.Sequencially check branch volume dampers. 及時糾正發現的不平衡項 ,檢查支管的風閥

(e) Commence all balancing from furthest point to main branch / duct. 檢查從起始點到總管的平衡

(f) Repeat the above procedure until balance is correct. 重復以上操作直到所有項平衡

(g) Record all readings and final checks on motor rpm and amps. 記錄所有的讀數并最后檢查電機的 rpm,amps

(h) Verify operation of all dampers and controls on full load condition. 確保所有風閥和控制可在滿負荷狀態下操作

(i) Record readings and settings and prepare final report. 記錄讀數和設置 ,準備結論報告

TEST AND BALANCE PROCEDURES FOR HYDRAULIC SYSTEMS. 水系統的測試和平衡程序

(a) Ensure all required electrical,temperature control systems ,piping systems, duct systems are operable. 確保所有的電源 ,溫度控制,管道系統可運行

(b) Ensure all pipe systems have been flushed and strainers cleaned,and vented. 確保所有管道被沖洗 ,過濾器清潔 ,通暢

(c) Ensure all valves are in open / normal position. 確保所有的閥門開合在正確的位置

(d) Check all Auto valves will not affect balancing of system. 檢查所有自動閥不會影響系統的平衡

(e) Check system static pressure .(PUMPS OFF) 檢查系統的靜壓 (水泵關閉狀態 )

(f) Activate all system pumps and allow time to stabilize. 所有泵系統靈活且穩定

(g) Check and record all pump pressures and amperes. 檢查記錄所有泵的壓力及安培

(h) Check all motors for over-heating/loading. 檢查所有電動機的耐熱及負荷

(i) Record all motor speeds. 記錄所有電動機的速率

(j) Slowly close balance valve in pump discharge and record suction/discharge pressure at pump. 在泵出水時慢慢閉合平衡閥 ,記錄水泵進水及出水的壓力

--From above determine pump curve and compare with data. 根據以上操作繪制曲線 ,與原有的數據對比

--Proceed if test curve follows design. If not plot parallel curve from 0 to max. 如測試與設計相符繼續測試 ,如不符則分別繪制從 0到最大值的相應曲線

(k) Open the discharge-balancing valve slowly to full open. 慢慢的充分打開控制平衡閥

--Record suction and discharge pressures and total head pressure. 記錄進出水的壓力及關鍵點位壓力

--Check system pump water flow curve. 檢查水泵的流程曲線

--NOTE. If total head is higher than design, then flow will be lower than design and vice/versa. 注意如果關鍵點位壓力高過設計要求 ,則流程低于設計要求并且整體惡劣

Close off valve to achieve 110% of design flow required. 關閉閥門到設計標準流程的 110% --Record pressures and water flow. 記錄壓力及水的流程

--Check rpm, amperes to comply with motor data plate. 根據電動機標刻數據要求檢查每分鐘轉數安培

(l) Start all secondary pump systems. Adjust for ventury / orifice plates to >10% of design value. 開始驗收所有二級水泵系統 .調整氣孔到 >10%標準要求

(m) Ensure Systems are fully vented. 確保系統通風充分

(n) Record all pressures and flow rates and mark balancing valve settings. 記錄所有壓力和流程速率并標識平衡閥的設置

(o) Recheck all systems and confirm readings. 復查所有系統并確定讀數

(p) If 3 way Auto valves are used, set all bypass valves to 90%of maximum demand of heat exchangers. 如果 3通的自動閥被使用 ,應設置所有旁通閥到熱轉換最大限的 90%

(q) Ensure all Auto shut down of water flow system is operable. 確保所有水流程系統的自動控制正常

(r) Prepare all logs and readings for report. 準備所有記錄和讀數的報告

The Contractor shall perform all tests to demonstrate the proper correct function of all associated systems, as described in manner of operation. Contractor shall provide all materials fuel and labour to successfully test and commission the Generator Sets and associated systems, Defective equipment,materials,and workmanship shall be replaced ,retested and redemonstrated for proper and correct operation

On Site Test and Acceptance 現場測試和驗收

For the purpose of testing and commissioning, consumables for about 5 days, including fuel lubricating oil need to be readily available 準備 5天的消耗材料用量 ,包括潤滑油 ,用于調試驗收

Test should include but not be limited to the following 測試至少包括以下內容 -Insulation level 絕緣 -Sequence 順序

-Protection Devices 保護設施 /措施 -Operation 操作

-Sound Pressure measurement 聲壓測試

-60% of full load for 4 Hours 4小時 60%滿負荷

-100% of full load for 24 Hours (Record all readings hourly) 24小時 100%滿負荷(每小時記錄 )

-Check all cables per schedule 按要求檢查所有電纜

-Record each cable resistance(Phase/Phase/Earth) 記錄每一根電纜的電阻

-All terminations to be tested and checked to be secure 檢測所有的電纜端頭確保安全

-All cable terminations clearly identified 所有電纜端頭標識明確 -All cables securely supported 所有電纜均有安全支撐

ELECTRICAL SYSTEM COMMISSIONING 電氣系統測試驗收

When all systems test results are satisfactory in all respects to relevant codes and standards laid down in the overall specification for the total Electrical Installation, the Installation shall be energized in accordance with the following 當所有系統的測試結果在各方面均能達到整體電器安裝技術規范要求時 ,則需進行通電測試

Before Energizing 通電前

Check 檢查

-Tightness and security of all Busbar Chambers, Switch connections,,Isolators,Fuse carries 所有母線箱 ,開關連接,絕緣等安全緊固

-All EARTHING CONNECTIONS to compartments, Switch gear and electrodes and earth straps/mats 所有接地分區 ,開關及電級接地絕緣

-Phase Sequence/ Polarity of all relevant equipment 相位順序/所有相關設備的極性

-Clearances of all LIVE PARTS-ph/ph/earth 檢查所有帶電部件 -Standby battery power for shunt tripping equipment 準備電池電源

-Protection equipment settings 保護設備設置

-Ensure all parts /panels are dry and dust free .確保所有的部件 /線板干燥無塵

-All test equipment /danger notices are in good order 所有測試設備 /安全注意事項均已做好

Energizing sequence 通電順序

Should any delay occur in excess of two hours all of the above should be rechecked before re-start 一旦延誤超過 2小時,上述所有項目在重新啟動前需再次檢查

-With ALL switches in the OFF position , switch on main ACB 所有開關處于關閉位置 ,打到總 ACB上

-Sequentially switch on all other ACBs 所有其他開關處于 ACB

-Closely observe protection over current/earth fault for disc rotation 仔細檢查保護裝置

-Ensure close vigilance is kept during all energizing operations 在整個通電過程中 ,要保持高度的警惕

-System should now remain permanently manned 系統從現在開始就要有人管理

OTHERS 其他設備

其他設備如電梯,廚房,弱電,監控,消防,電視,照明,開關,景觀等系統,參照以上原則,進行檢查和驗收。

Others equipment : Lifts, Kitchens, LEV,CCTV,Fire Life Safety System, TV, Lighting, Switch, Landscaping etc. must be tested and commission according to up principle.

交接班制度

一. 目的

規范交接班的程序,明確值班人員的責任,保持各運行班次工作的連續性。使值班記錄等資料完整準確,以利于日后的查詢、管理。

二. 適用范圍

工程部各專業的所有值班人員。

三. 職責

1. 工程部經理制訂交接班制度并定期檢查、監督執行。 2. 值班人員按交接班制度的規定認真填寫各種報表。

3. 工程調度將各專業值班日志報表收集整理,統一交檔案室存檔。 四. 工作內容

1. 值班人員應按規定時間提前10分鐘到達工作崗位,進行交接班前工作檢查,如接班人未到,當班人員應堅守崗位。

2. 交班:第一交設備,即設備運行狀況及發現的問題,并作清潔與保養;第二交使用工具;第三交場地,交班前需進行清洗工作:第四交值班記錄本。

3. 接班:必須交接接班報表上的記錄,查看當天公告牌是否有特別任務及安排,核對設備狀況,必要時進行空車試運轉。對由于不清楚,隱患未查出而造成事故,由接班人員負責;如發現交班者未按交班要求交班,接班者有權拒絕接班,并報告班組或部門領導處理。接班人員接班時必須檢查以下工作:

1) 查看上一班運行記錄是否真實可靠,聽取上一班值班人員運行情況介紹,交接設備運行記錄表。 2) 查看上一班巡檢記錄表,聽取上一班值班人員巡檢情況介紹,交接系統設備巡檢記錄表。

3) 檢查所轄設備之運行情況是否良好,是否與運行記錄、巡檢記錄相符,如有不符,應記入備注欄,并應要求上一班值班人員簽字。

4) 檢查儀表及公用工具是否有缺、損,是否清潔,并按原位整齊擺放,如有問題應要求上一班值班人員進行整理,如有丟失,應記入交接班記錄備注欄,并由上一班人員簽字。

5) 查看交接班記錄中是否有上級主管及工程師發布之特別任務或安排,并在交接班記錄上簽字。 4. 在下列情況時不得交班:

1) 接班人員未到崗時,應通知上級主管或工程師,須在上級安排之接班人員到崗后方可進行交接班。

2) 接班人員有醉酒現象或其他原因造成精神狀態不良時,應通知上級主管或工程師,須在上級安排之接班人員到崗后方可進行交接班。

3) 所轄設備有故障,影響系統正常運行時,交班人員須加班與接班人員共同排除故障后,方可進行交接班,此時,接班人員必須協助交班人員排除故障。

4) 交接班人員對所轄值班范圍之清潔衛生未做清理時,接班人員應要求交班人員做好清潔工作后,方可進行交接班。 5) 當發生事故正在處理時,禁止交接班,接班人員應配合當班人員工作,待事故處理完畢后方可進行交接班。 5. 必須認真填寫交接班記錄,雙方認可后,共同在記錄上簽字。
